Home loan EMI calculator
Your monthly instalment and the real interest on a home loan.
Quick answer
A home loan EMI calculator shows monthly instalment and total interest on a housing loan in India. Enter loan amount, rate, and tenure — over 20 years, interest often equals or exceeds the principal borrowed.
Monthly EMI
On a ₹50L loan at 8.5% over 240 months.
- Total interest
- ₹54,13,879
- Total you repay
- ₹1,04,13,879
- Interest is
- 108% of the loan
You'll repay more in interest than you borrowed — a shorter tenure cuts this hard.

What this tells you
A home loan is the biggest, longest debt most people take. Small differences in rate or tenure translate to lakhs over 20 years, so it pays to model it before you sign.
How it's calculated
Same reducing-balance EMI formula as any loan. Over a 20-year term, total interest often approaches or exceeds the amount borrowed.
Common questions
- Should I take the longest tenure for a lower EMI?
- Only if cash flow demands it. A longer tenure balloons total interest. If you can handle a higher EMI or prepay regularly, you'll save enormously.
- Do home loans have tax benefits?
- Under the old regime, principal qualifies under 80C (up to ₹1.5L) and interest under Section 24(b) (up to ₹2L for a self-occupied home). The new regime largely removes these.
